MARKET > Hospitality NAME: Atlantis II LOCATION: Paradise Island, Bahamas OWNER: Sun International Development, Ltd. In a joint venture, served as prime contractor for the expansion of the largest resort/casino complex in the Bahamas. This expansion doubled the room count to nearly 2,400 and included the construction of the East and West Towers, each with a maximum of 23 floors, and a bridge linking the towers that featured a 5,000 square foot Imperial suite. As prime contractor, responsibilities included the installation of all of the ornamental/sculptural elements in the exterior design. This included 27-foot-high plastic seahorses, eight-foot marlins placed on top of parapet roofs, and seashell archways. In addition, we had to overcome a major logistics challenge in completing this project. All material was made in the U.S. and shipped by ocean vessel from Florida to Nassau; loaded onto barges that ferried cargo to Paradise Island, Bahamas, and transported by trucks to the job site.

MARKET > Hospitality NAME: Four Seasons Hotel and Resort LOCATION: Nevis, West Indies OWNER: Maritz, Wolff & Company Construction manager, as part of a joint venture, for the renovations of this hurricane-damaged resort on the island of Nevis. The refurbishments included 100 ground floor rooms in 12 guest cottages and the hotel’s Great House, along with the construction of a brand new pool and beach area. The construction process involved the installation of: 90,000 square feet of drywall 110,000 square feet of ceiling 7,000 square feet of acoustical ceiling 85,000 square feet of Italian marble floor tile a refurbished mechanical and electrical system

MARKET > Hospitality NAME: Marriott Maui Ocean Club LOCATION: Kaanapali, Maui, HI OWNER: Marriott International As general contractor for the conversion of the Maui Marriott Hotel guestrooms to the Maui Ocean Club timeshare units, this project was completed in four phases: Phase 1: Conversion of 112 rooms into 50 timeshare units, renovation of the courtyard and atrium, and construction of a new water feature with hardscapes, swimming pools and spas, all surrounded by new landscaping and stone paver walkways. Phase 2: Conversion of 195 rooms into 101 timeshare units in the Molokai Tower, upgrade of the corridor and elevator lobby area, and construction of a new Fitness Center. Phase 3: Conversion of 116 rooms into 42 timeshare units. Phase 4: Conversion of 275 hotel rooms into 114 one- and two-bedroom timeshare units.

Parks Companies General contractor, as part of a joint venture, for this unique 12-story upscale condominium complex. The building will contain 125 units, including penthouses, along with the associated amenities and recreation areas. After executing an Early Sitework package, we also provided pre-construction services to our client prior to the general contractor contract. We have structured our relationship with our client to facilitate open communication on all cost, quality, and schedule issues. This has allowed Diamond Beach Development to make critical project decisions with the most reliability.
